DAVIDSON, NC The highly desirable neighborhood of River Run in Davidson saw a slight softening in 2018 as the national real estate market moves to a more normal buyer and seller relationship from the seller’s market we experieince in 2017 and the first half of 2018.
An analysis of data from the Carolinas Multiple Listing Service shows that volume dropped slightly as did average price. Median price dropped 10% driven by the “lower” price point in River Run enjoying more sales than the higher end. River Run continues to draw buyers relocating to the area who are attracted to the country club lifestyle.
As the market shifts to more balance, buyers are becoming more discerning and valuing updated kitchens and bathrooms and an open concept floor plan. If you live in River Run and plan on selling in the next several years you may benefit by planning some projects over time that update the feel of your home.
