Something we learned quickly in 2020 was how to adapt and how to prepare for adapting. Going into 2021, we knew we would be entering a new phase of the pandemic and prepared ourselves for different scenarios. Last week, The Public Health Director issued a three-week stay-at-home directive to the people of Mecklenburg County in effect until February 2, 2021. You can read the full directive here.
As an organization, we take this directive seriously and want to do our part to help decrease and minimize the spread of COVID-19. We also want to get ahead of possible future stay-at-home orders and be prepared to continue operating as an essential market to provide food to the community. After learning many lessons in 2020 we are doing the following:DFM will follow the three-week directive and close the Saturday, January 23 market; Vendors who are offering pre-order/pick-up options or have opened their farms and farm stands during this time are listed below; DFM will reopen on our next market, Saturday, February 6; In addition to reopening on the 6th, DFM is proactively planning for potential stay-at-home orders and will convert DFM markets into a pick-up/drive-thru only market IF and ONLY IF a stay-at-home mandate is issued making sure that DFM stays open with no disruption in our scheduled season; To make up the January 23 market, DFM has added an additional market in March, Saturday 27. Know that we take closing the market seriously. But, given the circumstances and positioning ourselves to be better prepared to ensure everyone’s safety and health when we reopen on February 6, we know this option is the best to maintain everyone’s safety and provide our community access to fresh and local food.

To enter the market, shoppers must wear a mask. If any condition prevents you from wearing a mask, our volunteers will gladly serve as your personal shopper – just meet us at the Market Tent and give us a list, and we will enter the market for you.
All vendors, staff, and volunteers will wear masks and have hand sanitizer accessible. In addition, there will be two hand sanitizer stations in the greenspace outside of the market boundaries for shoppers to use (provided by the Town of Davidson).

Happy New Year! We are excited to start a new year and new season at DFM. For the first time in 13 years, the winter farmers market has the most vendors ever –– 22 in total! Included in that number are four new vendors to DFM: Nonni’s Gourmet Kitchen, Earthly Dressings, Festin Bakery, and Hodges Family Farm.
If you’re new to DFM, our winter market is a little different than our regular full season. The winter market runs for three months and is every other Saturday from January 9 – March 20. Same time 9am – Noon. Dates for every winter market are below in the newsletter and posted on our social media and website.
As we continue to operate during the pandemic all safety and health protocols are in place as last year (please see our guidelines below). Since the winter market is slightly smaller, all vendors will be located in the Jackson Street Parking Lot with one entrance at the top of the lot (behind Summit Coffee) and two exists (one next to the entrance and the other at the bottom of the parking lot).
As much as we’re excited for the winter market to start, we are also excited for our full season to start in April, where we have 35 vendors with an additional five new vendors (total of nine new vendors for 2021). We appreciate everyone that has supported DFM this past year and look forward to an exciting new year at the market.

Also, many of your fall favorites will be on hand: brussel sprouts, brussel sprout stalks with brussels and tops attached, carrots, spinach, green onions, kale, collards, and beets. Davidson, NC As we enter 2021 with our hopes for the vaccine to bring us back to normalcy we look back on a remarkable year in real estate. The combination of record low interest rates, a migration from cold climate, high tax states, and a growing national reputation as a great place to live, Davidson has become a hot real estate market. Today there are 35 single family homes for sale in Davidson. In 2019 we normally had 120 or more single family homes for sale at a given time.
The popular River Run neighborhood, with 900 homes, has only 5 homes for sale currently. The starting price in River Run is $899,000 right now.
The lack of inventory in town has created a feeding frenzy when an updated, well- priced property comes to market. In 2020 we had multiple offer situations in all price points. I had clients put homes under contract sight unseen so they wouldn’t miss out. Showings via Zoom and FaceTime were common. Buyers in this market do everything they can to make their offer stand out.
At a minimum buyers today are pre-qualified and often offer asking price or above for the right home. Larger due diligence fees and terms that meet a sellers wishes are common in today’s contracts. We have also seen a large influx of cash buyers in Davidson.
As the Title Sponsor of the Davidson Farmers Market I am at the market on Saturdays and meet folks from all over the country checking out the Lake Norman area. Commonly I’ll meet families from New York, New Jersey, California, Florida and Chicago checking us out. Often they remark on our low property taxes.
The real estate market is considered balanced when there is a 6 month supply of homes. Davidson currently has a 1.1 months supply of homes. Anything below 6 months is considered a sellers market. We are in an extreme sellers market right now. Sellers have the upper hand and buyers have no leverage.
Lack of inventory, record low mortgage rates and a migration to the suburbs is causing prices to rise. We had 31 single family homes close in 2020 at over $1 million in Davidson.
The pandemic has caused housing priorities to shift. People want more space to spread out, a home office, pool or other outdoor living, and community.
Davidson is also considered a great place to retire. The College and community create an active environment for retirees. We meet people relocating to be near kids and grandkids who have moved to the booming Charlotte region for work. The demand from these buyers for master bedrooms on the main floor and a walkable to town location makes certain homes with these features additionally in demand.
Last March, when the pandemic hit, I had no idea what would happen in the local real estate market. Once the heavy stay-at-home orders were relaxed in May and real estate was deemed an essential service the market exploded.
You can see in the chart above that showings collapsed in North Carolina in March and April and rebounded in May.
Living in Davidson provides a wonderful lifestyle. Area schools are considered very good. There is ample recreation with the parks, greenways and lake. Davidson College provides sports and lectures for the community. Historic Downtown Davidson has great dining and shopping options.
As we emerge from the weight of the pandemic and life gets back to normal I anticipate continued strength in our local housing market. The only headwind in 2021 may come from mortgage rates starting to tick upward. Right now is the perfect time to refinance or move. If you have not yet, please take advantage of these low rates. I don’t imagine we’ll see rates this low again in out lifetime.
