River Run Softens Slightly in 2018

DAVIDSON, NC      The highly desirable neighborhood of River Run in Davidson saw a slight softening in 2018 as the national real estate market moves to a more normal buyer and seller relationship from the seller’s market we experieince in 2017 and the first half of 2018.

An analysis of data from the Carolinas Multiple Listing Service shows that volume dropped slightly as did average price.  Median price dropped 10% driven by the “lower” price point in River Run enjoying more sales than the higher end.   River Run continues to draw buyers relocating to the area who are attracted to the country club lifestyle.

As the market shifts to more balance, buyers are becoming more discerning and valuing updated kitchens and bathrooms and an open concept floor plan.  If you live in River Run and plan on selling in the next several years you may benefit by planning some projects over time that update the feel of your home.

Davidson Teen #1 in USA

Davidson, NC      Davidson resident and tennis phenom Nick Mangianpane finished 2017 ranked #1 in the U.S. in the boys 12 and under age division.  He trains with Bruce Hawtin at the River Run Tennis Academy where he started when he was about 8 years old.

In 2017, he won a silver ball in doubles at the Fall Indoor National Championships in NY. This was a 2nd place finish at a national championship which was pretty cool (kids think getting a gold, silver or bronze ball, which is what you win at a national championship, is pretty exciting). He was excited to earn a coveted ball since there are only a few opportunities a year, but silver was oh so close to a gold!

He then went to the Winter National Championships in Tucson in December and played against some very tough competitors but achieved the goal of winning a gold ball in doubles. That was a great way to ring in 2018. His final event of 12’s was the Adidas Easter Bowl in Indian Wells California at the end of March. This followed the pro tournament in Indian Wells. He won another gold ball in doubles, a really exciting achievement.

Also last year he represented the U.S. in a match play event vs. a Canadian Junior team at the Billie Jean King Tennis Center in NY.  His team was comprised of 4 boys and 4 girls. They played both singles and doubles.

Several weeks ago he went to the new USTA National Training Center in Lake Nona, FL (Orlando basically) where he joined 3 other boys in a match play event vs a team from Japan. He slept and trained at the national training center for the week, which was really exciting because he got to work out in the gym and stay in the Lodge at the facility, which meant he got to see the other pros staying and training there.

He has just turned 13, so he has moved into the 14 and under age group, which will be an entirely new, but exciting challenge.

Updated! – Davidson Downsizers have Great Option

Davidson, NC     I hear it over and over from friends whose kids are grown and out of the house…”I want to sell, but I don’t know where we’d go.”  Of course they all want to stay in Davidson.  Or others want to get parents closer to the grand kids.

River Run has the answer.  Summit at River Run.  At first I wasn’t sure they’d work because when they announced their new town homes on the 16th hole they all had Master Bedrooms up, but at our recent Allen Tate sales meeting River Run announced the builder will offer an option for an elevator (approx $20k).  Now you’re talking.  Live in River Run with all its amenities,  have a smaller home that you can enjoy your retirement years in.  I like it!  Plus your yard is maintained by someone else.

RiverRun

The town homes start at $398,000 for an interior and the end-units go up to $412,000.  They will be approximately 2,867 sft.  The city homes will start in the $430s.  (see attached plans and specs)

The 16th hole at River Run is challenging and beautiful.  The land across from the homes is wooded and cannot be developed or you will be looking down the fairway towards the tee box.  HOA dues have not been announced yet.

River Run introduces Town Homes & Single Family Homes in The Summit

Davidson, NC    You may have noticed the new sign on E Rocky River Road announcing the latest phase in River Run’s development history.  Town homes and Single family homes will be built on the 16th fairway near the golf course maintenance sheds.  We’ve learned that they are targeting spring of 2018 for construction to begin.

Peachtree Residential will be the builder.  The homes will feature gourmet kitchens, luxurious owner suite spa baths,  2 car garages, and professionally designed exteriors.  The early pricing we’ve seen is in the low $400s with an initial offering of 5 City Homes and 9 Town Homes.  We think this new phase will appeal to the upcoming empty-nesters who currently call River Run home and want to downsize, but keep the River Run lifestyle.   The only reservation we have is that all the homes are currently planned with Master Bedrooms upstairs.  We hope that this can be adjusted to have options with Master Bedrooms down.

Summit at River Run was originally approved July 26, 2004. Infrastructure was added shortly afterward. With vested rights per the infrastructure, the plan has recently been revived for review by Mecklenburg County and the Town of Davidson. Construction will likely begin in the fall of 2017.
